After 30+ years of fixing wet areas across Greater Sydney, we know exactly how water damage announces itself, and how easy the early announcements are to miss. The pattern is always the same: the sooner a waterproofing problem is identified, the less damage it causes and the cheaper it is to fix. Learning these signs could save you tens of thousands of dollars in avoidable repairs.
1. Water stains on walls or ceilings
The most obvious sign, and the most commonly ignored. Where the stain sits matters:
- Ceiling below an upstairs bathroom: almost always a leaking shower, a failed floor membrane or a drain connection.
- Ceiling or wall below or beside a balcony: waterproofing failure on the balcony above, far more common than most owners imagine.
- Around pipe penetrations: broken seals where pipes pass through walls and floors.
Not every stain is a waterproofing fault, which is why the useful first step is identifying the source, not repainting the stain. Repainting just resets the timer.
2. Musty smells or unexplained damp
Sometimes the nose finds what the eyes can't. Moisture accumulating out of sight (behind tiles, inside a cavity, under flooring) pushes a musty odour into the circulating air long before anything is visible. Pay particular attention to bathrooms, kitchens and enclosed storage areas. A musty smell that survives cleaning and airing is moisture with a supply line; ignoring it invites mould growth, and airborne mould spores can aggravate asthma and allergies.
3. Cracked, bubbling or peeling paint and wallpaper
Moisture inside a wall breaks down paint layers and wallpaper adhesive from behind. If paint is bubbling, flaking or cracking, especially on a wall shared with a bathroom, or a ceiling under a wet area, water is getting in somewhere upstream. It's invariably a symptom, not a surface problem: fix the paint without fixing the water and it will bubble again.
4. Wet or slippery floors with no explanation
A floor patch that's damp when the weather is dry and nothing has been spilled points to a wet-area failure nearby: bathroom, balcony or kitchen. Waterproofing failures only get worse over time; they never repair themselves. A recurring damp patch is the building asking for leak detection.
5. Crumbling grout, hollow tiles and white residue
The wet areas themselves give the earliest warnings of all: grout that's cracking or falling out, tiles that sound hollow when tapped, white mineral residue (efflorescence) on tile surfaces or balcony edges. Each one means water is already moving beneath the surface. Caught at this stage, the fix is usually sealing and regrouting over the existing tiles: quick, clean and far cheaper than what these signs become if left.
Which signs are urgent?
All of them deserve attention, but three warrant action this week rather than this quarter:
- Active dripping or spreading stains: the leak has volume
- Damp reaching timber: swollen skirting, warped floorboards; rot and termites follow damp timber
- Mould returning within days of cleaning: the moisture supply is constant
